Types of Foreclosure Data:

Notice of Defaults (Pre-Foreclosure/NOD): A publicly recorded notice that the property owner has missed the scheduled loan payments for a loan secured by a property.  California requires lenders to record a notice of default 3 months prior to announcing a public auction.

Notice of Trustee Sales (Foreclosure Auction/NOT):  A document announcing the public auction of a property to recover a debt owed by the owner of the property.  The notice is mailed to parties affected by the sale of a property, advertised in local publications, and recorded in public records.  The auction typically takes place approximately 3 weeks after this notice has been filed.  Among other information, it provides the date, time and location of the auction.
